Static and dynamical properties of neutron stars, in which combined pi(0) -pi(c) condensed core is contained, are investigated on the basis of the chiral symmetry approach. The first order nature of the phase transition is emphasized in studying these properties. For static properties, significant softening of the equation of state mainly due to the pi(0) condensate brings about a large change of internal structure from that of the normal phase. Effects on dynamical properties, especially mini-collapse associated with the first order phase transition from the metastable (supercompressed) pi(c) condensed core to the stable combined pi(0) -pi(c) condensed core, are investigated in some detail. Energy release and lifetime of the metastable core are estimated and their implications on astronomical phenomena, especially 5 March 1979 event, are discussed.
