The authors develop an approach to the cosmological constant problem where it is treated as the absence of gravitational effects of a possible constant part of the Lagrangian density. The basic idea is that the measure of integration in the action principle is not necessarily √-G (G = Det(GAB)) but it is determined dynamically through additional degrees of freedom. Realization of these ideas in the framework of the metric-affine theory solves the cosmological constant problem: in the vacuum the theory is equivalent to Einstein's general relativity with zero cosmological constant independently of the scalar field potential. Incorporation of a condensate of a four index field strength allow to combine the solution of the cosmological constant problem with both modern cosmological models of the early universe and unified gauge theories in a straightforward way.
