We present the results of the systematic X-ray survey of the central region of M31 using the data of XMM-Newton and Chandra observations. We study X-ray spectral properties and variability of more than 100 sources detected in the field. The X-ray sources are classified based on their spectral type, variability and counterparts at other wavelengths. More than 80% of the sources in our sample show significant flux variability on the time scales of days to years. At least 60% of the sources are spectrally variable. We also use the results of our spectral analysis of the bright sources to probe the interstellar medium in the central part of M31.
